Typical Project Stages
A typical residential residential project will include various different stages. As a rough guide, here is a basic explanation of some of these stages. Please factor around 2.5 - 4 months in total for the architectural work to be completed.
Measured building Surveys
A measured building survey involves taking full measurements of the building that we use to draw up millimetre accurate scale drawings from. The millimetre accuracy of the drawings is essential, especially for the construction drawings. Our surveys are comprehensive and include details such as heights, services, windows doors, thicknesses, joist/rafter sizes, drainage locations and much more.
Proposed drawings
Based of the project brief that we will have already developed with you, we will then produce a set of proposed drawings. You will have a chance to discuss the drawings with us to make sure that you are happy with all aspects. At this stage we will revise drawings accordingly based on your comments. Through our knowledge and experience we will also explain the practicality and cost implications of making changes to the scheme.
Planning applications
We provide a complete planning service that includes; reviewing planning history, production of drawings and maps, preparation of required documents, submission of forms and following the application with the planning authority until determination. The guide time for your local authority planning department to issue a decision on the application is 8 weeks from date of submission.
Technical drawings
We will produce a set of technical drawings that the builder will need, the structural engineer can produce calculations from and that building control can approve. The technical drawings are the real 'nuts and bolts' of the design and include things like materials, insulation calculations, specifications, construction details and much more.
Structural
Although we are not structural engineers, we have qualified structural engineers that we work closely with who can produce all the calculations required for the project. This information will also be used by your contractor as it will include steelwork sizes etc. We get very competitive prices on structural calculations from our engineers, but you can use your own if you prefer.
Building control applications
As well as being used by the builders, our technical drawing packages will be compliant with the latest UK building regulations. We will submit the drawings to building control for full plans approval and provide all the necessary information to get the approval certificate.
